What is a buyer rebate and how much can I get?

A buyer rebate is when your agent shares part of their compensation with you at closing. With me, you choose one of three levels of service with published fees: 1%, 1.5% or 2.25% of the price. When the seller's offered compensation is more than the fee, the difference is credited to you at closing. For example, on a $900,000 home where the seller offers 2.5%, a Self-Directed buyer receives $13,500.

When do I receive my buyer rebate?

At settlement, as a credit toward your closing costs. It appears as a line on the settlement statement prepared by the title company, and your lender receives written confirmation after the appraisal.

How much can I save compared to a traditional agent?

Sellers typically save $10,000 or more compared to traditional 2.5-3% listing commissions. On a $500,000 home, a traditional agent might charge $12,500-$15,000. On that home, our Full Service + AI package is $4,299 in all: $799 when you list and 0.5% at settlement (minimum $3,500), only if your home sells. That's a savings of over $8,000. Buyers receive a rebate at closing on most homes, set by the level of service they choose.
