A flat fee MLS listing places your home on the MLS for one fixed fee instead of paying 2.5–3% commission. Our MLS Basic is $399. Your home appears on Zillow, Redfin, Realtor.com, and hundreds of other sites — the same exposure as any full-price listing.

On a $500,000 home, a 2.5% traditional agent costs $12,500. With Broker Support, $1,599 with me guiding your sale, you save over $10,000. Full Service + AI, $4,299 in all on that home, saves over $8,000. Selling on your own with MLS Basic ($399) saves over $12,000.

Broker Support ($1,599: $399 when you list, $1,200 at settlement) gives you a broker for the deal: I negotiate, draft the contract and guide you through inspection, appraisal and closing, while you handle the photos and showings. Full Service + AI ($799 when you list, and 0.5% of the sale price at settlement, at least $3,500) also sells the house for you: a pricing plan, professional photography, AI-powered marketing, an open house, buyers without an agent met for you, and a weekly report. MLS Basic ($399) is for owners selling on their own (for sale by owner): full MLS exposure, and you handle negotiations.

Yes. Add Broker Support anytime before you accept an offer. Nothing more now: $1,200 at settlement, only if your home sells. The total is then the same as choosing Broker Support from the start.

So you pay for the work on your sale only when there is a sale. Broker Support: $399 when your home is listed, $1,200 at settlement; Full Service + AI: $799 when your home is listed, 0.5% of the sale price (at least $3,500) at settlement; Premier: $2,500 when your home is listed, 1% of the sale price at settlement. The settlement part comes out of the sale proceeds at the title company, and you owe it only if your home sells. If it doesn't sell, you don't owe it. The amount paid when you list covers the work of putting your home on the market.

Each listing runs 12 months. When your home sells, it ends at closing.

You decide — typically 2–3% if a buyer's agent brings the buyer. This is separate from our flat fee. A competitive commission helps attract more buyers and agents.
