    Choose Full Service + AI and tell me where the home is. Nothing is charged until you've signed your listing agreement.

  2. I visit, and we set the price

    I walk through the home with you, and we set the price from a pricing plan built on market data.

  3. Photos, 3D tour and your listing

    A professional photographer, a 3D tour and a floor plan. I write the listing and its marketing, and you see it all before it goes live.

  4. Live, with a report every week

    Your home goes on the MLS and 100+ home-search sites, with its showcase page and videos. An open house, buyers without an agent met by me, and a weekly report with what to do next.

  5. Offers to the closing table

    I review and negotiate every offer, draft the contract, and manage the inspection, appraisal, title and lender until you close.

You can do more yourself, and pay less.

MLS Basic puts your home on the MLS for $399, for a full 12 months. Broker Support ($1,599) adds a broker for the deal: offers, the contract and closing, while you handle the photos and showings.

What sellers ask about Full Service + AI.

What do I pay, and when?

$799 when your home is listed, after you sign the listing agreement. Then 0.5% of the sale price at settlement, from the sale, and only if your home sells. The settlement part is never less than $3,500, so on a sale under $700,000 it's $3,500. On a $600,000 sale, that's $4,299 in all.

Is there an admin fee at closing?

No. There's no admin or transaction fee at closing: the 0.5% is the whole settlement part. Compensation for a buyer's agent, if you offer it, is separate and your decision.

How is this different from Broker Support?

Both give you a broker from the first offer to the closing table. Full Service + AI also does everything that brings the offers in: the home visit and pricing plan, professional photos, a 3D tour and floor plan, the marketing, an open house, and buyers who come without an agent met for you. With Broker Support ($1,599), you handle the photos and showings yourself.

What does AI-powered marketing mean?

I use AI tools to help write your listing and its marketing, make short videos from your listing photos, and prepare posts for the places buyers look. The facts come from your home, I check everything before it goes out, and nothing describes who should buy it.
